Getting a Renovation Grant

Please note, grants for renovations have been cut back in recent years and not all local authorities will be able to offer them, even if you fit the eligibility criteria.

Buying a house is possibly one of the most expensive purchases you will ever make and buying a property at a cheaper price because it needs renovating can prove even more costly, particularly in today's climate.

Gone are the days when you could purchase a derelict building transform it into a palace and make millions in profits when you sell up.

However, some local councils offer discretionary grants to help with the costs associated with renovating a property, though availability is limited and varies by region.

Discretionary renovation grants may be available in some areas to provide financial assistance towards substantial repairs or improvements that need to be made to a property to make it fit for human habitation.

Homeowners, landlords and, in some cases, tenants, have access to a renovation grant, but they do come with very strict guidelines.

Granting Eligibility

These grants are provided at the discretion of your local authority and are means-tested. This basically means that the amount you will receive is dependent on your income, so the more you earn the less the grant will be.

Grant amounts vary by local authority, with some councils offering up to £15,000-£20,000 for owner-occupiers, though availability and amounts depend entirely on local policies and budgets, although, this is dependent on the landlords overall plan of letting of the property.

To be eligible for the grant, the property itself must have been built more than 10 years ago, can't be a second or holiday home and, in the case of owner-occupier applications, it has to have been occupied by you for at least three years before you make the initial grant request.

There are also some conditions to the grants being offered which have to be adhered to for 10 years by owner-occupiers and five years for landlords.

If the conditions are breached at any point during this time then the grant must be repaid to the council that awarded it. This also applies if the property is sold within the condition period.

Renovations that qualify for a grant are, basically, those that are needed to improve the property up to the Decent Homes standard. This can include improvements such as damp proofing, re-roofing, the replacement of windows and doors or improving insulation and heating.

When you apply to your local authority for a renovation grant, you will need to provide them with some additional details. These include, two itemised estimates for the work that you wish to carry out, plans and specs if they are necessary and a deed of agreement document.

When drawing up your plans and working out the costs involved in the project, you must always get quotes from at least three places, this way the local authority will be able to make an informed decision based on an average project cost.

This information will then be supported by an application form that you can get directly from your local authority.

If you need any form of consent, whether it be planning permission, building regulation approval or listed building consent, then you must have approval from the relevant bodies before making an application for the renovation grant.

The main thing that you must remember is that the renovation grant will not be awarded for any work that has already been started on a property, so make this your first stop!

@Cittie Your best first step is to contact your council's Housing Standards or Private Sector Housing team and ask about a Disabled Facilities Grant or a discretionary housing assistance grant, since you've already been accepted as qualifying on health grounds. Many councils will arrange a surveyor to assess the property and identify what works are needed, including damp, rewiring and roof issues. Also ask about Home Improvement Agencies (sometimes called Care & Repair) in your area, as they help arrange surveys and works for eligible homeowners. Get the damp diagnosed properly before ECO work goes ahead, otherwise insulation can make it worse.

I live in an inherited property with a lot of issues. I work f/t and receive small amount of UC. I qualify for Eco scheme for heating and insulation- however my house has damp that needs fixed first- not sure if it’s repointing issue or rising damp. I also have ceiling issues as had roof fixed recently. I am applying for a mortgage for works but also have a health condition that council accepted as qualifying for grants… can the council provide a survey for my property or a grant for this? Or for help with damp/re-wiring?

@Ian Sorry to hear this, it sounds tough to live with. As a homeowner on PIP you may qualify for help. Ask your local council about a Disabled Facilities Grant and any home repair assistance they run, and check the ECO4 scheme for damp, insulation and heating. A local Home Improvement Agency, often called Care and Repair, can survey the property and help you apply, which takes the pressure off. Citizens Advice can help too. Please get the damp and falling debris looked at soon.

I have been residing in a inherited property that has damp in the basement mainly from the cellar under the outside stairs as when it rains the water leaks in and has damaged the inside of my house, There is cracks in the top back wall this is due to the lintel. Some walls are in need plastering and there is 2 holes in the ceiling that is crumbling from time to time. I am on PIP and suffering with long term asthma alongside anxiety in a property with dampness and decaying windows also falling debris internally and externally which is a major health concern, what available grants or financial help can I access

@Ian Ads That sounds really grim, Ian, and given you're on PIP you should qualify for help straight away. Get onto your local council and ask about a Disabled Facilities Grant and any Discretionary Housing Assistance they run, as most councils have a hazard repair scheme for damp, structural cracks and unsafe ceilings. Also ring Shelter or Citizens Advice, as they can push the council to do a Housing Health and Safety inspection under HHSRS. Worth contacting Asthma + Lung UK too, since damp is a documented health risk.

@Dorn Sorry to hear you're unwell, that sounds rough. Get in touch with Stratford-on-Avon District Council about a Disabled Facilities Grant or a discretionary housing assistance grant, as your brother's needs may qualify the household for help with damp and mould works. It's also worth ringing Environmental Health, since mould making you ill can trigger a hazard assessment under HHSRS. Citizens Advice Warwickshire can help you apply, and charities like Turn2us list smaller hardship grants too.

I am 61 years old, my husband is 60. We live in a semi detached house. With our daughter. I am on Universal Credit and PIP. My daughter is on ESA and PIP.
We have damp in the living room that has spread out from the chimney breast into the alcoves. We’ve been told by a tradesman that in all likelihood the problem is with the damp course and/or the rendering on the outside wall. Are we eligible for Government help with the costs of repairing this problem?

My house was built in 1828, one of the sky light windows is leaking and the bedrooms are showing signs of damp. I am on long-term sickness benefits and receive under three hundred a month. Due to failing health my 88 year old mother is now living with me and she has a state pension.

Hi I’m in desperate need for 2 things one is a kitchen right now my kitchen consists on 1 cupboard and a unit with 2 drawers in it. I have a cooker and a fridge. Most of my cooking utensils pots and things are in cardboard boxes under my bed.
The second thing is I need a new consumer unit/ fuse box mine is old and on its way out, I know that now it’s not just a case of putting in a new consumer box in there is now regulation saying you need to have the property’s wiring looked at mine is probably very old.

I urgently need a nre roof as my roof is leaking and the rain keeps coming into my kitchen and garage. I also keep getting damp and rain in my kitchen and garage wall because it's single brick wall and it cannot be insulated. I think it needs a damp course injection. Hi, I'm currently in a 3 bed council house.
We are a family of 7
2 girls 3 boys but got a girl and boy in there teens and then 3 younger ones and pregnant with our 6th. We need to adapt the homes which the housing association as they would accept if we have a good checked company to do the work. For spliting one of double rooms and going into the attic. Hi, I’ve been granted a grant for home insulation to improve my energy rating.So far, the loft has been insulated and the 40 year old boiler replaced. However on coming to install under floor insulation the builders discovered that I have no damp course. They can’t continue until this is in place. I am currently living in an old condominium that was built in the early 70’s. Hello, I am messaging on behalf of my father, who is 83 years old. He is very sick and on dialysis 3x a week. He has lived at the terrace house since 1975. The house is literally falling apart. One of the double glazed doesn't even stay closed anymore. Whenever it rains water leaks through the ceiling due to worn away pointing. The ceiling could come down if this carries on. I’m a single mom with a council house. I work part time. I need to do my bathroom up and get a shower. I have a condition with my back which causes it to seize up on occasion which means I can’t get in the bath.
The council gave me a chair that lowers me down but my daughter gets upset if she see me use it. It’s not comfortable and I don’t feel safe using it.

I'm a dad with a partner and three young children, who's house is riddled with damp and mould, from the living room to the bathroom to the bedrooms. Wallpapering done in 2022 peeling already, mould in chests of drawers, on clothes, the lot. I inherited a house 7 years ago and we’ve always had a problem with damp but a month ago it has got so much worse and really needs sorting.
We have a 3 year old and a new baby and am concerned for everyone’s health.
Im not in the best financial position and have no savings etc. We have been quoted £1,500 and would really like to know if there are any grants that could help us as it’s really starting to affect and worry me now.

I am a senior 66 years old on a fixed income & own a home in GA and need some renovations, it has quite a few things that need repair, havc unit,I've tried having it repaired but no one can seem to repair it, for one as well as , insulation, it is infested with rats and I believe squirrels, I can't sleep from all the noise & odor, I've done everything I can to try and get them out and the attic has a horrible smell from the animal urine etc I've tried having it repaired but no one can seem to repair it,, I was told the roof is in need of repair because of the animals chewing through wood to get inside. I have a pub restaurant which we have owned for 9 years and it has a well under the stairs with a submersible pump to remove the water after it reaches a certain level but occasionally over spills as at times the water comes in quicker than it goes out .
The property is at the borttom of a hill and is built half underground hence the need for a pump in the well etc and to cure the problem of the sump coming over it would need the digging up of the quarry tiled floor and a pipe to let the water escape naturally outside so was wandering if a grant to carry the works out is available for such works as all this causes so many damp issues.

My husband is 70 and we desperately need a new roof and central heating . He still works but is diabetic and previously had heart attack some yrs ago but now on medication for life. We can't fund these and are wondering if he can get a grant if he's working but 60.

My partner and I moved into a 400 year old, Grade II listed thatched property last year. The roof is in a bad state, we have had 2 lots of emergency repairs already as the roof was not water tight. 80% of the roof needs replacing and it is a large roof. Does anyone know of any grants available to us to help at all?

I am on job seekers allowance and have been unable to get my start up business off the ground due to the pandemic.(which is trips to Culture).

I live in a one bedroom bungalow, most of which currently has no electricity because i have been told it needs a rewire which is going to cost hundreds of pounds.

Am I entitled to a renovation grant for this please?

I am a heart patient major surgery several years ago.also diabetic have been losing toes three so far over six months.I can't get into and over into tub I need a stand in unit grab bars and seat for safety hygeine.my windows are broke out also front of home four to six. Need gutters to divert water away from house.if any way possible. The Foundation of our single family home, built in 1917, is in a dangerous state. The front porch along with the support beams are slowing giving way as the ground in the front yard is literally pouring into the basement with each rain. Our doors and windows are sticking making it very difficult to open and close. Our home throughout is infested with what I believe is mold, due to years of plumbing problems, that we can only work on a little at a time due to cost. I am concerned with the health implications of our living environment. Any resources available for this level of severity would be greatly appreciated.

Hasn't been touched since built in 1920.
I have a lot of holes in the roof and rain is coming in now and making my ceilings wet. I'm scared it's all going to come down.
I do not have the funds to do this and its getting worse. I am on universal credit and disability benefits.

I am 63 and suffer from anxiety and depression and am unable to work due to my illness. I am on income based ESA and 2 small pensions. I live in a privately owned 3rd floor flat. Last December one of my lounge ceiling lights went off with a bang and an electrician informed me that there was a severed cable and that I wouldn’t pay for the repair. However, because there was no water ingress the Managing Agents/ Board won’t pay for the repair. The block of flats was built in the 60’s and my flat needs rewiring and doesn’t conform to regulations. I have contacted Sefton Council but they no longer cover rewiring. I have an old style fuse board and no RCD. I have no savings and the cost of rewiring my flat would be approximately £5000.00. Any advise you can give me would be appreciated.

I dont know what to do anymore, I am 62 years old I have custody of my 5 grandchildren they are 10,,8,,7,,4 and 3 I live in a 2 bedroom house that's 900sq.ft. no room what so ever,I have applied for several programs to get help to add on , or to help me with repairs I am ALWAYS BELOW POVERTY LEVEL!!! I make less than 1,000 dollars a month. Hi thanks for taking the time to read our current situation we live in I 3 cottages which have be made into one house comprising of 6 rooms a bathroom and kitchen, 2 of the rooms are not used due to damp and there is black mould in all of the other rooms in places, the roof leaks, the electrics are dodgy and need Rewiring, the drainage is old and cracked and has lead pipes leadng to the house through a farmers field, some of the floors are rotting and there is some dry rot in my sons room causing the door to be falling of the hidges, the front door frame has rotted which means the door can no longer be used, the ground all around the house is too high thus contributing to the damp, my husband has recently had open heart surgery to replace a valve and a heart bypass surgery. He suffers depression and anxiety, we have 2 children 7 and 9 and no family around to help us. if there is anything we can do to get some form of help we have a little bit of money due to come from an insurance policy due to his operation but no where near enough to do the work required, when we do get the necessary work done we can then think about bathroom fixtures and fittings and a kitchen thankyou for taking the time to read and any kind of help would be greatly appreciated

I currently have a back upvc door that leaks water in, but hopefully will have rain or weather guard to fix this soon and now since 03/05/2021 roof leak to single storey passage way access to garden between kitchen and bathroom of terrace house accommodation. I am 70 years old and I got divorced a few years ago. I bought an ex council house and since living in it I have had nothing but bills to pay for numerous issues most recently my roof. I have had various trades people who seem to think a women on her own they can just charge you anything. I have even had a few threaten me. I am on mobility allowance and assistance allowance and will be applying for pension credit. If I could get a grant to help me with my roof i would be so grateful. I have been told it is old and needs replacing.

I currently live with my parents and younger siblings our house has become infected with damp and black mould everywhere in all the bedrooms we don’t have any flooring underlay or carpet or anything and the draught and cold gets inside from under the floor into the house leaving us all cold and prone to illnesses. Because of the draught this has made the windows steam up and create mould on them too.. my younger siblings suffer from asthma and eczema they have to sleep in poor conditions which causes them to be poorly as they inhale the mould and damp smell this has deteriorated their skin and breathing conditions they are really young 1 is 7 while the other one is 14. It kills me seeing them living like this my dad has a disability and little to no movement and mobility my mother cares for him. I am really struggling both mentally and physically seeing the horrible state we live in makes me not want to be here anymore..I am trying my best in every way to help their situation but being so young myself there is only so much I can do I always hope for the best. Please help and take us into consideration

We have been offered an opportunity to save 5 house on a block that will be part of city revitalization area in our town and are looking to see if there are any grants that may work for our current community efforts.

My recently widowed grandfather lives in a semi detached brick cottage with serious damp issues and disrepair.
I am no builder but I think it's likely to need a damp course throughout and to be replastered at least.
The kitchen is rather makeshift too as much of it has come away from the walls over the years and flooring too completely come up.
There is black mould everywhere and a damp smell throughout the property.
He is 79 and it is breaking my heart him continuing to love this way as I wish we had the funds to be able to help him not have to live there anymore.
He lives in chatteris, in the fens is there any possible grant we can look into for him naturally which can be deducted whenever the time should come say for the house being sold eventually.
I just don't want him to be living this way anymore.

I am 63 years old the pandemic has further hurt me financially I was basically forced to retire from my job in September 2004. My student load has dropped considerably and when I purchased my house in 2002 I was doing OK however things are beginning to fall apart and I am very concerned. My AC heating unit in the attic is the original from rent the house was built around 1985 and the unit outside is 1998 increasingly my power bills are getting ridiculous and I have had numerous repairs all of my kitchen appliances are on their last legs. The deck is falling apart and I need helpPLEASE!

My elderly mother had open heart surgery, and had to be placed in a nursing home, after suffering a stroke on her right side. Before she went in the hospital, she had complained in despair about her house, how the floors were giving away, the leaking pipes, and the foundation of the house buckling away. She's still in the nursing facility, but she looks forward to being back in her home soon, after rehab. But the house is in an unlivable, uninhabitable, horrible, condition. I would love to have her house completely renovated by the time she finishes her rehab. A renovation grant would be a blessing!!....

This house was built in around 1939-1942.
No running water, the house needs rewiring, sliding it needs 100%flipping totally, no bathroom, roof is totally gone, porch needs repaired Could I get a free grant for total repair of this house? I'm a senior citizen recovering from cancer. This house means a lot to me. I will never be able to afford a house in my lifetime. I love the country. This house was given to me. It was one of the houses that the government let blacks bought around 1940 with loans....which is kind of historical. My neighbor is 78 has just lost her histband to covid and survived it herself. She has come out of hospital and her wiring has blown up and she need a full rewire. 2 years ago I suffered a fall from height which ended my working life leaving me in a neck collar for almost 6 months and resulted in an inability to lift, stand and bend without considerable pain. OT recommended alterations' to bathroom and Kitchen.
We have been able to pay for Bathroom adaptation from own resources and have a small sum left to modify our 30 year old Kitchen, However as a pensioner I have been turned down for improvement loans to fund balance due to income.
We have estimates for the kitchen work of around £6000 fitted.
Are there any grant sources that would help with the shortfall to enable kitchen alterations to go ahead? Even a conditional grant that requires repaying in the future?

I have had to demolish a retail unit and 1 bedroom apartment above due to previous fire damage many years ago.
This has cost me over 20,000 to demolish and I’m in debt .
I got no help from local council to demolish at all even though we were in covid.
I need help to rebuild and put this to use .
I’m a working person with a normal living wage.
I’m on universal credits also due to cutbacks at workplace.

My home built in 1994 had a leak in the bathroom that the builder finally repaired after 2 attempts it caused the bathroom ceiling to fall in the dry wall and it was water that leak into the bathroom and insulation. We smell mold all the time. The first winter the furnace went out. We had it repaired when I reach amana they said thdy had problems with the installer and he wasn't allowed to install their product a few years later i worked 80 hours for 9 months to replace the whole unit that was totally broken. After it being looked at the floor in the bathroom and funace closet is rotten and moldy as well as insulation in attic. My furnace is going out they are hoping it makes it through the winter. Myself am not 35 any more and can't work 80 hours. My house is through FHA are CV their grants or loans that may qualify for a loan or grant for heating, insulation, floor rot, and windows. I have a house that needs a lot of work to be done, in the front roof and back roof kitchen and lounge flooring. There is a constant smell of damp that needs to be addressed throughout the house. I would like a grant for the walls, loft and flooring to be installed with under floor installation. it is a nightmare in the winter months ahead and when ever it rains patches unsightly patches appear on the ceiling in the back and front of the house. I work very hard as carer but I can afford to do this my self. This Is why I am asking for any government grants, to help to bring the house up to a good standard, and I will be content and happy within my home.

I had a severe accident n broke my spine in two places. I then had a stroke. I have managed to keep my house however the front chimney is in desperate need of repair and the budlea growing removing.
Also my roof has some damage and a number of builders have said it will need redoing very soon. Not because the tiles are bad but because there is no waterproof membrane inside the loft for the tiles to go on, and the nails that hold the tiles are starting to come loose. I am disabled and trying to save towards getting this work done but a grant or financial help would be a huge weight off my shoulders Please consider this request Thank you

my house is very old and i have a big worry as i have been told the chimney needs attention, possible rebuilding to some extent and as i m on a busy road a scaffold to protect the worker.

i am afraid it might fall in. there are other things i need to attend to but the chimney is a big worry. the house is 150 years old, i am 70 and struggle to keep the house going but i don't want to leave .

Im a tenent renting my mums house, my mum has breast cancer and has no imcome and is off work sick.
Im on benifits and have a child on dla, the house needs a lot of repairs and i have a disabled child living in it, i have had to replace cooker myself.

I am 65 years old and live in an end terraced house with a slate roof.
My roof is leaking and coming through my light fitment on the landing ruining my decor which was only done last year. I also have rising damp in the front room and do not have the money the rectify this. I am on esa and pip.

Hi. I'm in desperate need of a roof repair. I'm 68 and I'm gaurdian of my 11year old grandson. Both our bedrooms are affected. The main tiled part of the roof is ok. In my room water leaking in by the flat roof/flashing on a dormer and above the other room the covering on the flat roof is disinergratingand is causing damage to the roof structure I've been told. My income is below national average and I receive some benefits in regard to my grandson, Child Tax Credit. Would I be eligible for a repair grant

Hi, I’m looking into buying a house. The house I’ve seen is 119 years old and has dry rot through out. The house has a major roof problem that will need prob a new roof. There dampness in most of the rooms and has electric heating that is badly needing up graded. Basically the house is falling down and without any of these getting sorted it is only going to get worse. It is a semi detached house and next door is a doctors surgery. I wouldn’t know where to start in applying for a grant or even if this house would be suitable to get a grant on it.

Hello. I bought a house 10 yrs ago, me and my family have lived on the first floor since because of the state of the second floor. The roof is leaking and the wall is falling to bits. The whole house needs renovation but we are not able to as I'm unemployed. My wife is currently earning nearly £1,500 a month. Her income is just enough to pay the bills, mortgage and loans. Having 2 kids doesn't make it easier as well. Will we be able to get a grant?

I was means tested for help towards a wetroom, I am under palliative care, due to emphysema, arthritis etc. My occupational therapist, doctor and palliative care doctor all agree, that due to my condition worsening, and my mobility getting worse, that I need one. As at the moment I hav a shower over the bath, and have fallen a few times.
I was means tested, and qualified to have it put I by the council, who then turned me down due to the fact that my husband is still in full time employment.
They claim that we can afford to put £42, 000 towards a new bathroom.
We only get £25 ,000, when asked how they arrived at that figure, I was told that it is all done by computer, and everyone that gets refused usually gets the same reply.
We have taken this to citizens advice, and were basically told, that if Stephen was unemployed, we would have had our wetroom. This is not right, he is being treated with predudisim because he works

Hi, my parents own their home in Belton TX 76513 and live on their small Social Security check. Their home in Miller Heights area is s falling apart and isn't safe for them to live in it the way it is now. 2 years ago we brought a house built in 1850 the survay said everything was fine but after a small leak in the roof a roofer has told us the roof is not slated correctly and needs replacing
I have tried to get help from the surveyor as they did not pick up on the problem and they have been very unhelpful and says not their problem so not sure what the point of paying for the top survey.
We are looking for a grant to help us complete the work which is going to cost £10000 I'd anyone knows who or how to contact some one I would be very grateful.

I am a pensioner and own a flat that I have been renovating which is 80% complete having been rewired, new ceilings, re-plastered throughout, re-plumbed, and a new kitchen (50% fitted). We applied for disable adaptation in 2015. Council and professionals agreed the need for the adaptatio. And after that, there was dispute the way they conducted the assessment. Finally we agreed the concil ’s very minimal work which the council said any work we carry out will be within existing foot print. Which we would lose our family space.
It's almost 4 years now nothing happened. Everytime I contacted I will be given extension of time. I have disable child and 87-year-old mother with severe mobility problem. It's very stressful but the adaptation don't care.

Good day, My property is 100 years old, there is a stone retaining wall to the front of the property directly on to the main road. The retaining wall is cracking and beginning to lean towards the road. Are there any local authority grants available to help with the cost of repair/rebuild. It is stable at present however may become unstable/unsafe in the near future. Any advice much appreciated, Wrexham County Council, North Wales.

My elderly grandmother has been in a home for 18 months. My alcoholic father who was living with her has just been released from 3 month stint in hospital. Social services could not let him go back to house because was unfit for human habitation. For first time in 2 years, my sisters and I were able to get access to house (controlling neighbour had her checkbook and bank cards till he moved). It was awful beyone belief, even the rats have now moved out. Social services happy for him to return with care package once house is done up. We have deputyship order for grandmother and intend to do same for father. However, house has no central heating, hot water and everything needs disposing of. What grants are available? Many thanks

Been in the same council house since 1979 brought it in 2000 finished paying for the house in 2015 never had central heating or never had kitchen redone when the council done the kitchen was wondering if I could get a grant to do these things partner is 70 and I am 57 I work in retail 36 hours a week an partner work 36 hours a week but do to retire soon as he has worked over retirement age it’s been a struggle to buy the house and bring up a family but we got through it think it would be nice to have the simple things in life such as central heating and maybe my bathroom moved from my kitchen just wondering if we could get a grant to do this

I've moved into a small flat, and it had no curtains concrete floor throughout and they ripped out the shower. The plug sockets are and kitchen are not fit for purpose as I have to have my small fridge bang in the way of the door. As there isn't any cupboard space. Who can I contact to get this things sorted as it would make a huge difference to my life. We purchased a house on the Isle of Lewis last year and there was a large semi-derelict barn/older dwelling constructed of stone in the back garden. We thought we could renovate the building and turn it into a bunkhouse. This would give us an income in our retirement. However, the house had many problems and it has taken most of our renovation budget to rectify those and make the property habitable. We have heard there may be grants available to help us with the building costs of renovating the barn so that we can turn it into a bunkhouse. As this is a business proposal and not to make a home habitable we are unsure if we will get a grant. We are reluctant to apply for a bank loan as we are not sure of how much income we would generate to be able to repay the loan. Does anyone know of any scheme that may help us.

I'm struggling living in our run down house that desperatly needs work on the tiny off shot kitchen and bathroom. My kitchen is basically a charity shop bought sideboard and our bathroom is in bits. Ive tried to do the work myself but im struggling to do the basics on a low income. I have a mobilty and mental health issue and my son is SEN disabilities. I'm a single older parent with ni support from family or friends and the house is getting us down as i can't afford to do the work or have the energy these days. We don't know of any grants for this kind of thing, you could try your local council to see if any renovation grants are available, but if they consider you to be doing this as a money making project it will be refused. A loan would be a preferable solution.

I’m buying a smallholding with some land .
It has an historic cottage, which has been redundant for 35 years , it needs a lot of work doing to it , roof , both wooden floors , underpinnings, windows, doors, there is no bathroom at the moment and no kitchen. It’s basically uninhabitable. It has planning permission for an extension and make the cottage habitable again . It’s not listed but historic so the council would like it put back to how it was . Repair. I have about £20,000
To help fund it but I know this is not enough money . I’ve tried various places for help but seem to be going around in circles. Could anyone give me advice to help pay for builders to bring it back to life as we are living in a mobile caravan with three young children who need there own bedrooms again. Thank you.

Hi, I have a 3 bed detached which I own outright, no mortgage. My son and I live there and are both on low incomes. We have no central heating or hot running water so winter is extremely hard going. The roof is loosing slates. The bathroom floor is in serious need of replacement (I went through it a few years ago and haven't been able to get it fixed) and I'm currently cooking meals on 2 camping gas stoves and a small electric oven. We have a big aga but can't afford to get it plumbed in. All we really want is the bathroom sorting so we can shower after each days work and a home which is warm and cosy and inviting to come home to in winter. Late husband didn't help, he wouldn't let me spend money on the place to keep it from the disrepair we are in now. Can we get grant help?

My uncle past away and my cousin inherited his dad's house. It was built in 1905. It's been in the family for several generations. It's not able to be loved in at the moment due to my uncle being a horder and he has not done any work on the home in several years. He was living in his driveway in a truck the last 3 years because he could no longer get into his house. My cousin wants to restore this home and love in it but doesn't have the funding to do so. I own a 1947 pre fabricated h3 bed house semi detached which was supposedly a temper house for workmen on the build of the new town, they sometimes in the 1990's refaced the concrete with a isolated matting facia looking like brick work which is supposed to act as some kind of insulation..well in this it fails completely there is a cavity on the outside wall which was never filled with anything but no cavity on the front or rear, the only way to solve this heat loss issue is to re brick three sides and thermal boarding the cavity made by the new walls, is there any grant help with this work? The house in the winter is like a fridge and thats with the heating on full bore, which of course costs money. the roof has been double insulted and a new roof was fitted eight years ago.

My parents bought our house nearly 40 years ago when they were both healthy and able to work. Shortly after this my dad, only aged 36 at the time suffered 2 consecutive heart attacks and since then his health has declined. He sufferes from M.E, depression, chronic fatigue, congestive heart failure and multiple other illnesses and is registered disabled. And my mum is his full time carer as he is slowly becoming more and more dependent on others to help him. Our house has never been upgraded and still has the original wooden sash windows. After 40 years of wear and tear they are rotting and do next to nothing in terms of keeping cold out. They get next to no money at all and none if my family can afford to help with the cost of replacing the windows. All the money they get is contribution based from when they were working. They have been told before that they don't qualify for any help because of this. Even though they have less money each month than 90% of the people on benefits who live in council houses. Each year winter becomes a time where they take each day as it comes becuase they never think they will survive it. But still, even though they have no money and can't afford to pay the heating bill they can't get any help towards replacing the windows. Is there any advice as to our options?

We live with 2 kids in a three bed house with a tiny bathroom and seperate WC. My husband suffers from progressive MS and our bathroom is very small, only one person can go in it at one time. The toilet is on the other side of the landing too and it’s difficult for my husband to get too if he’s in the bathroom. The bathroom is very tight and my husband has fallen many times due to losing balance, as it’s only fit for one person it’s hard to help him in the bath. We would like to build a bathroom on top of our garage but this means re-building the garage too as the roof is very weak. We applied for a disabled facilities grant last years and we still have not heard from them. What options do we have?

Myself and my husband and 5 children 16 10 4 3 1 currently live in our 3 bed house.Problem is my 16 year old and his girlfriend are having a baby and wish to life with us so we can support them and they can continue their education but our house is just not big enough I was just wondering that because of their age would we be able to get a grant to help towards loft conversation for 2 bedrooms to be made as we will be loosing one bedroom (box room) which my son is currently in to put the staircase in upto to loft.

The gable end of our roof is bowing out and we are told by a builder may tear half our roof off if it falls. It wasn't picked up before purchase. Do you qualify for any disability benefits etc? If so you may be eligible for a disabled facilities grant. If you're in a council owned propety, the housing department may consider doing this adaptation for you.

hi i am on ESA have mobility issues as have problems with my lower spine and left knee , the property i have lived in for the past 4 years is a one bedroom council owned flat my health symptoms are getting worse by the day and i find on bad days which can last weeks i am unable to get in or out of the bath i cannot sit in the bath so i have been filling a bucket which i then dip into using a jug which i use to rinse my self standing up this is very tedious uncomfortable and bending up and down constantly dipping a jug into a bucket causes me a lot of pain and suffering then tryin to raise my left leg which when my knee is swollen stiff is very hard and as water splashes on the floor it is also very slippery so i would like to know do you think i would be eligible for any assistance from the council in getting them to install a shower cubicle for me ?

Our flat was built in the 70's we bought it in 2006 and the council upgraded building (re rendering, gutters etc) our share was £4000 and we got a grant for being a homeowner (35%). Work was completed in Feb 2016 and we have now decided to sell will we need to pay the grant back to the council plus interest? If so how is the interest calculated. Our solicitor checked the title deeds and it's still not updated yet but we know it will likely cause a problem at some point.

Me and my wife live in a one bedroom semi detached bungalow. My wife is disabled and recieves PIP, we're both on working tax credits too. We're both self employed and are trying to set up a upcycling business and sell vintage items, I want to base this from my house so I can care for her and be with her at all times. We have an area which could be used for an extention and build a room suitable for us to work from, is there ANY kind of grant that could fund or partially help us to do so?

Hi there, me and my other half both work and have moved into our first hone together. Its a mid terrace home. The other day I noticed that brickwork was in my yard randomly, my neighbour told me it was from my chimney and it has put a hole in his conservatory roof also. Upon closer inspection we noticed the chimney is falling and there are tiles missing in the roof. This damage or repair us not covered on my buildings insurance. Is there any help for this because we don't have that kind of money.

Hi my husband and I have just purchased a house with a mortgage. It is in desperate need of refurbishment. Currently has no kitchen or bathroom therefore inhabitable. The quotes we are getting are very pricey (more than anticipated). We have three children and our second child suffers from a disability. Furthermore our income just meets our living and mortgage repayment costs. So there isn't much left to save for repairs. I am 79ys and on Pension Credit I own and live in my own home. I also own another house nearby which is occupied by my disabled son, and I am his carer. He is on DLA and social security, and does not get any housing benefit from the local council. His kitchen roof was damaged by storm Doris and the insurers refused to pay, saying the damage was due to lack of maintenance.
I have had a quote of £1,200 for the work, As water is coming in down the walls in two areas. I am wondering if I can qualify for a government grant. I don't think the council will give me a grant, as they refused me a grant to rectify rising damp in the house I live in about 6 years ago.

We have currently taken out loans to refurbish our house which we have recently completed. It cost us over £20,000 to do. Would it be possible to get a retrospective meditation grant to cover the work already done? We are struggling financially considerably as a result of needing to borrow the money. I second question is would be be able to get a further renovation grant for a new roof, and work which needs to be done in the garden?

I am 82 and disabled I have had damp in the upstairs bedrooms and landing for a few years, which is now decoloured About three years ago I paid our £3000 to have the chimneys repointed as I was informed that this was the problem but this has not helped in fact it has worsened . I have two large dehumidifier machines drawing in water, which need empting every day and I am advised by my energy supplier that I am using 62% more electricity than a comparable house. It now looks as though I will need the roof replacing and possibly all the roof timbers etc., then of course decorating The house is the middle of three in a conservation area but not a listed building,it was built before 1860 I own this house and have since 1999 . Is there any way I can get help?

We own our 2 bedroom house. But are on a very low income. Both boys age 6 and 10 are desperate for there own room as my eldest suffers from dyslexia and anxiety and really needs his own space. We have tried the disable grant with our local council but because his disability isn't something you can see with your eyes and not physical they don't think we can get it. Recently an electrician mentioned that she needs to have her wiring updated because she still has the old wiring within her fuse box.

Hi I'm need of advice. My elderly grandmother's ceiling collapsed in her kitchen on Saturday. The insurance company came out today and said that it was wear and tear and the insurance that she has does not cover it! Is there any grant/ funding available to help her cover the cost of repair? Hi, I'm in desperate need of some quick advice I am severely disabled with spinal problems, my husband is my main full time carer and we are in receipt of income support with one reliant child and living in South Gloucestershire. My husband has found water coming through our roof, quite a lot, it runs down the beams some of which appear to have mold and others obviously wet. Our problem is we are only managing financially from day to day and have no funds at all, can someone please advise any help that could be available to us as soon as possible. The worry of this is making me ill I presume we have to get someone to access the damage but have no idea where to turn to after that any help provided will be very grateful received. Thank you.

I own my own home recently divorced mortgage in my name i work I have 4 kids untill November it was me and my 2youngest that lived in our 3 bedroom house then in November my 24 year old moved back in and stayed on the settee untill she was admitted to hospital then my life was turned upside down as she was diagnosed with leaukemia.. she is responding well now and is back home but in my bedroom I sleep on the settee .. I'm looking for a grant to build a single storey bedroom for her with toilet and wet room.. as it stands now she struggles the stairs and I only have one toilet which is downstairs which whilst on chemo she struggles 3 to 4 times a night to get up and down the stairs... I also find as my downstairs consists of a toilet kitchen hallway and lounge storage for her tablets and chemo injections at the moment is my kitchen worktop so to have a room for maisie so she can go and rest and have her toilet and wash facilities in one area plus a place for her medication is a must.. I've been in touch with my local council about a grant and they have offered me handrails a bath seat and a toilet seat which will help at times but that's not what I need.. would love to sort this out and would be grateful for any help

There are very few renovation grants available at the moment, but it's worth checking with your local council to see if anything is available to help someone in your circumstances. As your mother's ex partner owns the property, ask him, as landlord, if he will contribute/pay for the roof repair.

Anyway, our new house built in 1935 needs a complete new kitchen, front windows, new gas central heating which we've budgeted for however what we haven't budgeted for is the old electrics in the property. We've forked out for a home buyers report and the electrics are really outdated and miles off regulations making the property uninhabitable. It will need a complete rewire and fuse box on top of having all new plugs and switches throughout. Is this something we could get a grant for?

We bought our house a year ago as now, we have had to retile part of the roof have lintels put up above windows and have central heating fitted. We have two children under 3, we still need to complete the rewrite. Electrics into property have now been done and also had a new meter fitted. Due to header tank bursting and roof falling in after purchase the money for rewire has had to stretch to other things to make the house habitable. So wondered if there any grants out there for rewires? To help us as at the min we have a standard lamp running of extention Leed for our bathroom light the landing light fell out the ceiling, we want to be safe for the children and our selves.

Hiya, I wanted to know if there is any funding available, I am a joint landlord of a property who I currently have tenants within a tenancy agreement, they are currently on jobseekers and housing benefits, I myself have been made redundant and used all my savings setting up home in my own rented accommodation due to my mother being taken into disability care and the council refusing to allow me to stay in my previous council home. My tenants have raised concerns to me in respect of home improvements which they require to ensure their home is up to the acceptable standard, they have 2 young children and although they were aware of the condition of the property when they moved in and accepted that it wasn't up to standards, as they were being evicted from their previous tenancy they approached me to put a roof over their head & I offered them my empty property at the time. What funding in the Dudley area is there for either myself or my tenants to access so we can work together to bring the property up to the standard which they require, this would include replacement hot water tank, roof repairs, some plumbing work and possible electrical works including improving the EPC rating of the property. Any help or guidance would greatly be appreciated.

Hi, I am writing on behalf of my mum. She is in her late 50's and has 12 years left on her mortgage. Her house in my option is beyond repair, it has dampness everywhere, holes in ceilings and needs a new roof which has resulted in pigeons living in the loft. I hadn't been in her house for at least a year and a half and was shocked when I saw the state of the place. It makes me so sad to think of my mum living in that. She is in a low income job and there is no way she can afford to make those repairs. Are there any grants available to help her? If not what are her options? Repossession, bankruptcy? You may need to brace yourself for a strong reaction to your request (though you needn't come back from holiday in Barbados on this account). You might also consult the MP for Uxbridge and South Ruislip; we're confident he will give you his backing if not his own funds. If the pools are beyond repair - they might make useful parking space for bicycles.

It's unlikely that you would get help for this unless you live in area where local authorities are still issuing home improvement grants so it's worth asking them. Local authority grants like this are often means tested and are only available if you actually live/intend to live in the property.

I am in the process of purchasing a house bought through an auction and in need of a total refurbishment. I have just been informed, the day before completion, that there was a renovation grant on the property several years ago and if the property is sold within a 10 year period then it needs to be repaid in full. The previous owner's are saying that I will have to pay this substantial sum of money to the local council. Can you advise whether this is lawful, as surely the person who originally obtained the grant and who owned the property when the grant work was completed should have to repay it if they decide to sell before the 10 years are up? Your advice would be very much appreciated.

Help. I live in a semi retirement park home which I bought outright last year with my husband. We are both unable to work through illhealth and disabilities. We have just been told that our bathroom in our park home will disappear through the floor because our shower has been leaking (which we suspected was happening but was unable to find the source as it appears to be between the two walls but runs out through the wall onto the bricks below outside). ve been given an estimate of £7500 for repairs - which include taking the outside skin off the home to relplace the timbers which have been damaged through the leak and to take the bathroom out to replace the wate-damaged joists underneath then refit the shower etc and window in the bathroom. I realise that without this work, one of us could very well go through the floor together with the shower tray and I don't find this very appealing. We don't have ANY savings whatsoever and are not eligible for any bank loans. Any advice or help is greatfully received in this matter. Many thanks in advance.

Are there grants in Bedford for renovating Grade 2 listed buildings? We are considering buying an old farmhouse but surveys done revealed quite a considerable amount of work needed to bring the house back to a good condition. One estimate given to us was in the region of £300k.

We have just had a building survey before purchase on a grade 2, 15th Century timber framed house that has had modernised badly and has been empty for five years. The main problem seems to be that the modern tiles used on the roof have caused the walls to crack due to the excess weight now placed on the frame. We have been told that all of the tiles will need to be replaced, and all of the outside cement plaster will need removing and a new roof put on (Slate or Thatch), and the building replastered using lTraditioanl Lime. / Wooden cladding. Do think we would be able to get a renovation grant for some of this work? We are based in Suffolk

Does this grant actually exist? I phoned Cornwall Council this morning and the people I spoke with in the Housing and Planning departments hadn't heard of it. Then, reading the answers to comments on this site, it seems that a grant is 'hard to come by'.

I was made redundant two years ago, have a part time job on minimum wage and have taken out a learning loan to pay for retraining; my house is increasingly showing water ingress from under the floor in the dining room and high ground level banked against part of the kitchen walls, the kitchen is constructed of single skin external walls with a solid brick floor. The house was built around 1900, so no damp course. I've had work done in other areas of the house to help to solve damp and condensation issues, covered up by the vendor, at considerable cost, but money is dwindling fast. If I don't do something about the aforementioned rooms, the conditions will make them uncomfortable and unhealthy, not to mention the deterioration of furniture etc in them. The house needs trickle vents installing in the windows and extractor fans in both the bathroom and kitchen to control humidity in the building. Outside there needs to be some sort of drainage system dug to carry water, from the water table and from higher ground, away from the house.

If the Renovation Grant exists and isn't too hard to come by, would I be able to apply for the works suggested above? Is there any other grant I can apply to? I don't seem to fall within common grant criteria, ie over 60, disabled, look after dependents/ children, have long term health issues. I do live alone in Cornwall, am over 50, on part-time minimum wage.

Hi, I am asking on behalf of my friend,

She inherited her home from her parents, she is self employed but on a very low income, she has mental health problems, and is a hoarder. Basically the house is falling down around her, Damp everywhere, leaking bay windows, windows nailed shut to prevent them falling out. Large hole in living room ceiling, soft dodgy floorboards, no light in her kitchen, no bath and her shower no longer works, her backyard is overgrown so much with ivy that it has reached the roof and has formed a canopy over the yard. The grid is collapsing and so preventing her access to her backyard door which is jammed anyway after a failed break in some years back. she also has rats and her neighbor's are complaining .Rubbish is accumulating both in and out of the house, because she cant get her bins out. it has taken me this long to gain entry to try and help her, but there are just some things I cant do. she live's in liverpool, in this day and age nobody should have to live like this.

Hi, we are currently in the process of buying a house that has had a home improvement grant granted a few years ago. Is the grant tied to the house or the home owners? The bank is refusing to lend us the extra to cover paying back the grant and the current owners refuse to pay it off as they won't have money to do so until the sale goes through. Chrisy. You are almost certainly being ripped off with that damp proofing price. Most of this type of work is actually never needed and is one of the biggest con tricks in the building industry. Most damp can be alleviated with good ventilation, heating and use of the correct materials for your age of house. I can almost guarantee I am correct. Please get some advice from a local plasterer to you that had knowledge of lime plastering. Good luck.

Are you in rented accommodation? Can you ask the landlord to do anything about this? To be honest it's not something you'd be likely to get a grant for.

I live in a tenement flat(6 all together) and the roof is in a poor state or repair, All the flats are ex council, The roof is leaking in several places and now I have dampness in my bedroom and have been told that 2 chimneys need to come down. I am unemployed and have no way of paying my share of the cost, Is there any grants available, We all own our flats.

Hi I'm looking to find a grant with help for my step sons window and my bedroom window are full of mould no matter how much you clean them it's back. I am 52allmost in may.I am disabled and have custody of two of my granddaughter who have psychological problems.I am going to have them evaluated next week.my house is falling apart. So bad that we all most did a short sale. I will stop that tomorrow. Stability is a huge part of there problem. However I do not have the money we need to fix this place up.last year we lost our air.they wanted five thousand dollars to fix it. We didn't have even half of that.everything was going all at once.stress was so bad I had a stroke.I have lived here 22 years.house was built in1979.I need so much help.the foof need to be redone the fence needs to be replaced we still have no air or heat the bathroom in the house needs to be redone the kitchen needs to be replaced we can't even do dishes because there is plumbing issues so it leeks so we have to turn water off.can't open and shut windows they are so old.we put air units in the Windows after I had the stroke but homeowners association told us we have to get them out.I dont know what to do anymore. Can you help?

Hi My friend and her husband purchase this house in 92 they have lived in it since 2014 when an electrical fire broke out. it needs a lot drywall done and just recently it was vandalized and the kitchen cabinets were removed taken and the whole heat and cooling system was stolen and it needs some minor plumbing and the ceiling and all the walls in one bedroom and hallway and bathroom need to be replaced and the whole house needs to be rewired. If its not done soon it will be torn down by the city. The insurance company payed off the house but the city put a lean on it. I have photo on my phone and i can text or email them let me know where. They live in Tulsa ok and lost there jobs awhile back and have been working for labor ready when they can and odd jobs here and there through temp services as needed. Can anyone help them and how do they get this grant. they are in there 50's and are fixing to be be homeless.

Hi my mother is 84 years old and lives in an ex council house. My father and mother have lived there for over 60 years and bought the house many years ago. For Landlords if the property you need to renovate is in a different borough from the one you reside in. Can you apply to the borough where you acquire the property?

Your local authority will have details of any renovation or home improvement grants. There are still some grants available under the ECO scheme dependign on where you live - these are often for help with insulation or boiler replacements etc. The scheme runs until March 2017 Here is a list of contacts

Assuming it's an ex council house, no, there are very few grants for installing central heating or having roofs repaired. The Turn 2 Us grants search tool might be worth taking a look at. If however, the council still owns the property and you rent it (your comment simply said it's an old council house, so it's not clear), then you can ask the council housing department to repair the roof and what their plans are for introducing central heating into their properties.

It's unlikely you will be able to access any grants for the damp issue. If your landlord is unwilling to rectify this, you can prove the damp was there before you moved in and if the garden remains unusable, you could try making a formal complaint. First, put it all in writing, stating exactly what you think needs doing. If the landlord refuses or doesn't respond, send another letter informing them that you plan to complain to the environmental health office. Then write to your council's environmental health officer advising them that your landlord has refused to fix the problems and why you consider them to be a health hazard. You should check your tenancy agreement to ensure that you are not repsonsible for maintaining the garden or fixing the damp issue etc.

I am 72 years old and have my son and now my granddaughter and great granddaughter live we me, there is only 2.5 bedrooms. I say .5 because it is a box bedroom suitable for a cot there is also damp in there so my granddaughter and great granddaughter sleep in my bedroom. I need a new roof but on a pension can't afford it, we really need an extension on the side to have a new bedroom. Inquiring about any roofing grants. Been in our property for nearly 9 years have had black mould growing above all the upstairs Windows for a while but getting worse. If the wiring is "dodgy" your landlady has a duty to get it repaired/replaced. If she refuses, you can complain to your local council. Regarding the damp, if this is making the property unfit to live in, again your landlady has a duty to address it. There are not many grants available for this kind of work, but you can try the Turn 2 uS Grant search for more information.

Is the building listed? Could you get a local thatcher to take a look and make an offer for re-thatching? Can you get help from any local building preservation organisations etc? There are very few roofing grants available nowadays, but your local council would be the best place to ask in the first instance. You could also try the Turn 2 Us grants search facility.

My wife and my three young children live in a 100 year plus young cottage in scotland At some point in the past the attic space which is limited was converted into two small bed rooms .our two youngest occupy these but as they get older (taller) the limited head heigh is starting to become an issue .the access to these rooms is via a very narrow and steep stair and the only light (escape route) is via a velux window .I would like to try and raise the wall line /roof height which we have beeen saving for but would like to know if there are any schemes in place to help .thanks

Are there any roofing grants or any grants available to repair / replace a Rag tile slate roof that is leaking badly. Original structure when property was thatched still remains and is too weak for slate roof tiles. Current quotes are coming in at between 25K to 35K of which I cannot afford. Please advise ASAP as roof is currently leaking in many places as there is no waterproof membrane??

Speak to your landlord about this. It might be worth giving the Energy Saving Advice Service a call on 0300 123 1234. They may be able to advise you on how best to approach your landlord and know of any grants or schemes to provide insulation that have been put in place since the Green Deal was made obsolete.

My husband and I live with his elderly mother and our young son. The house we live in is very old and has thick old style stone walls, the house is approximately 250 years old. Our bedroom wall is on the gavel of the house and our bedroom wall is black and has patches of mould all over it. I clean the wall down every week but it keeps coming back again. Our roof has no insulation at all in it. Our window handles are breaking and the hinges in a lot of them no longer work so opening a window means you have to get someone to push it shut from the outside. The Windows are the very first ever double glazed windows. The frames become black and the glass gets mouldy as they are very good anymore, on windy nights the wind and be heard whistling through the joints. I would love some advise on what grants we may or may not be eligible for. Thank you in advance.

I have been told my house need a re wire I have no savings and have no way of raising the funds this is a real problem for me and my children we are running extensions as we can't use some of the sockets there has also been time the sockets have caught fire I am so worried but I don't know where to turn for help are you aware of any funding I could apply for to help with this

don't bother asking liverpool city council....i've been ringing round all day trying to get a grant for a new back door which has rotted away...and the brickwork needs repointing...i am over run with mice because they have easy access to my property because of the repairs that need doing..i am on benefits..i pay my own mortgage...but council don't help you unless its a disability grant and you need adaptions..

Hi, I have recently bought a property in Huddersfield. it has a grade 2 listing on the roof, stone work and windows. The roof is stone and we are starting to find damp area's around the edge's. Do you know if there is a grant available to to help re-roof the property (using the same stone tiles).

There are not many roofing/rewiring grants available nowadays. Contact your council to see where your local Home Improvement Agencies are and if any grants are available - note that these are means tested. A low cost loan may be your only alternative option.

There really are very few renovation grants available nowadays. If you are intending to rent it out as affordable housing, you may get some help from the local authority, or if it's of historical interest locally or nationally you could try English Heritage.

The double glazed windows in my children's rooms have blown to the extent that you can hardly see out of them plus my son's handle has broken also the back door is the same. Is the house of any historical or architectural interest? It may be that a local organisation or English Heritage might be able to help. Otherwise your only other option is to see if your local council has any information on Home Improvement Grants or Renovation Grants.

I own my own home built in 1925 and have done lots to improve it over the years. I am a teaching assistant at a local school and do not have the funds to replace the roof. The tiles are brittle and now porous. There is no under felting so any rain getting through goes straight onto the insulation and recently tiles have just started to drop off even though it is not windy. I have tried to get roofers to replace tiles but many are reluctant due to the age and condition of the roof. Some have refused.
I was wondering if there was a grant scheme where I could claim for some of the cost, if I could save some money towards it myself? I am living in Cornwall.

We bought a 3 bedroom house a year ago. It was built in the late 50s. The foundation is not level,the sheet rock is bad,the roof is bad. We have cracks to soft spots. We have floors throughout the house that are bad. Such as falling in and soft spots. We did have new windows put in. We need so much done. Air and heat and wiring. We boughan a sunday school in a conservation area in one of the town of the peak dsitrict , we have done allot in the building, but we have a masive problem whit the gothic style victorian windows, bigg problem with condensation there is affecting our healt big problem with heating is to expesnive and we have allot of restrictions about the windows, we need ventilation, we need double glazed windows and we don't have £30,000 aprox budget to replace the windows in the way the council want to, in fact we don't have any money for doing this what cud we do about it?

My 3 bedroom house,needs renovation.I'h been out of the country and somehow,tenants live in without paying.The council issued an Emergency Prohibition Order,rendering the house unfit to live-in,since march.The Order has been removed but the house is still empty needing renovation,but no funds. I am out of work at the moment. Being single,I'm ready to renovate and also add a loft room,which I'll occupy and rent-out the other rooms as a purpose converted multi-lets house. ,convert it to multi-lets.Pending when I secure a job,I can service my monthly mortgage and the grant together,hoping for a further lump sum re-payment later. Work to be done includes : downstairs plastering,new kitchen,fire doors,painting and decorations. I will need £30,000.

Depending on your property type or the area you live in, your local council may provide certain grants for renovation or home improvements. They may also be able to advise you on any low cost loans that are available for this kind of work.

@jicky. You should check with your local council to see if there are any renovation or home improvement grant schemes in your area at the moment. Most of these are means tested, so if you are in receipt of benefits you will stand a better chance. Home Repair Assistance Grants are also sometimes available (no new applications are being accepted at the moment) - these are grants of up to £5000 and are usually intended for moderate repairs/improvements; again, your local council grants officer will be able to give you information.

Hi the housing association properties on our estate have had new roofs fitted so they must be in need / due to be done , I have lived in my home for almost 18 years and bought it with my husband 9 years ago we replaced the kitchen and bathroom as they were desperate we have took out the coke fire and had gas put in to the property. I had the chimminey lowered and capped as it was dangerous, no cement left in the mortor bricks just lifted off, I was told off the roofers at the time it was in need of a roof I was given a quote aprox £7,000 which I cannot afford and I am at present on a DMP to keep my head above water is there a roofing grant at present.

Mother 66 and any other pensioner living in their own home, try contacting your local Care and Repair office they will send a case worker to try and help you. They will check to see if you are receiving the right benefits, if their are any grants available and try and raise funds for you. Good luck

Can you please advise if i can apply for a loft insulation grant, as we live in an old police station within a conservation area within Aberchirder Aberdeenshire, built in 1806 with historical value within the village and totally renovated within the internals and exterior. Due to no loft insulation within the roof joists a considerable heat loss and emmissions to the atmospere.
Therfore as the building is listed can i apply for grants that will ensure the loft space reduces heat loss.

We have just bought our first house and it has never had any central heating system so we need to install one. However we cannot afford to do so. Hello. We have been in an IVA for the past 5 years and are struggling to make ends meet. When there was a bad bout of windy weather around christmas time and heavy rain it cracked a lot of our roof tiles and caused a leak through the front facia's into my daughters bedroom. The plaster has now fallen off her bedroom window and the roof has still not been fixed. The insurance company said there was no problem but since then my father has had a roofer go up onto the roof who has told us that there was damage and asked if the insurance man had gone on the roof. I said know he used a mirror attached to a pole to look. He laughed and said that he hadn't done his job properly. I did complain to the insurance people but they told me I couldn't claim. I was wondering due to our circumstances would we be able to claim a rennovation grant to help us get a new roof and I've also been told recently that I need the entire house rewired as we still have black and red wires. I've looked into our windows as well and we have severe gaps at the opening of the entrance so when it is windy the wind blows through and the curtains move. If it is possible how do we apply. My husband is on JSA at the moment and I work term time only on a low income. Are we eligible for help

@Mishel. Grants for removal of asbestos are no longer readily obtainable. Your local council will be able to advise of you any asbestos collection services that are available in your area. Some local councils also offer home improvement grants but these are usually means tested in some way.

Hi

We are building an extension on our home and have paid for asbestos checks. We have found that there is quite a bit in the home in particular within the wall between the kitchen and dining room. This wall had a large hole in it when we moved in, in the back of a cupboard and we have drilled into the wall several times without knowing what it was made of. We are obviously concerned as we have a small child living here too. We want to take the wall out completely. Is there any support available for this. It is going to cost a fortune and we don't have any money within our budget for it

Hi, I bought my house from the council over 10 years ago, roughly about 12 year's ago, iv always had a problem with damp and heat loss, I've tried to keep the damp under control with damp solutions and ventilation and keeping the heating on for as long as I can also when my father went into the loft the first thing you notice is daylight coming from the roof.

We bought our house nearly 9 years ago. It was in need of total gutting which we hoped to do bit by bit but never had the funds to do it. The electrics are probably 30 years old and I've been told that the box I currently have is illegal to own now. The electrics used to trip all the time so we ended up having to replace the fridge to a less power consuming one. There is damp throughout the house and the roof is not great. I've been to the council to a response we don't do grants anymore. At the point of looking at defaulting on mortgage to get out of there as it's simply.not a safe place for the kids.

Live in a house that was built in 1960. My husband and I have lived here for over 3 years and the house needs a lot of work.We heat with fuel oil which is very expensive. Our side door has fallen apart so we lose a lot of heat there. We need new appliances because our refrigerator leaks water constantly our stove is built into the wall,it needs replaced, roof needs redone, the walls have cracks where it has settled,and needs painted inside and outside both because outside is peeling off. We have both been out of work for the past year because of a car wreck that wasn't our fault and the guys insurance has not settled. My husband's back is broken in 8 places and I am blind in my right eye with a lot more problems to go with that. We are in desperate need of some help. I'm currently purchasing a very run down 1930s semi detached house in Manchester. It needs a lot of tlc as its not been renovated in decades and haa major roofing issues and not been heated recently and has poor ventilation and so rife with different forms of damp. Lucky me! Can anyone advise as to what grants I could apply for? I'm not on any benefits, but there is tonnes of work which needs doing. Rewire, Magee heating system, no insulation, single glazed, damp proof course need renewing re pointing, and the urgent roof repairs. Homeowner since 2007.
Had problems with our roof for a while and have now been told by some roofer's that our roof is "nail sick" and needs leadwork / a new roof is required ASAP....they quoted 14 to 15 k for the job...said it was so expensive due to scaffolding etc.
I have a wife and two young children and I am fully employed, however I am also in a Trust Deed and therefore have no savings etc.
Is there a possibility that I would be eligible for a grant to fix / replace the roof ?
Please help...this is causing a lot of stress in the family.

Hi, I feel like I just want to disappear!! Can't cope any more, its making me ill. Homeowner of 19 years I work part time, husband on 30 hrs and we receive child tax credits, 2 under 16yrs one over 18 in fulltime education, but we are so overdrawn with bank etc and can't afford any house repairs. Every room in the house has damp, sons room is so cold and water runs off window wall to top it off he as asthma. He does have a dehumidifier on 24hrs a day. Heating has broken can't afford to fix. Leaking toilet, list can go on.,.. I just feel so low and out of control and want it all to end!

My girlfriend and I are converting an original farmhouse on my grandparents farm, it's 18th century. About a year ago we obtained planning permission on it. It needs everything doing to it( concrete floor, timber joists, insulating, electrics, plumbing, re-roof, re-pointing the whole works. Your house and property was an investment for you, and towards a future. What if you became homeless & were not working (no job)? What GRANTS or loans,etc., would be available towards your home and if you were a single Adult? Just curious about that & purchasing a home too? @Al. It's unlikely that you'd get a renovation grant on that income - it's often for essential repairs and maintenance or alternatively for building of interest that need preserving. You could try your local authority however.

Hi, We bought our house 3 years ago as first time buyers so we were very vague on which surveys to get etc and our solicitors turned out to be crooks so we got well ripped off!
Anyway shortly after the cracks, water and mould started appearing. At first it wasn't that bad, we had the chimney looked at and pointed etc, ridge tiles and slates replaced, gutters cleaned out etc. Then we noticed a wet patch in our bedroom room on the inner chimney wall and also under our window. To cut a long story short we now have an uninhabitable extension at the back of the house, we have damp at floor level in every downstairs room and water literally pours down our bedroom wall when it rains. We get into a damp bed every night.
Our main concern now is that we have a baby in the house and her room is mouldy, I clean it off EVERY day and have both a heater to dry the wall and a dehumidifier to catch the damp.
We both work but it seems that unless we receive benefits we are not entitled to any form of help. We just don't have any money to pay for any more work and its getting worse every day now. I think this winter will be the death of us.
Please does anyone know what we can do? We are scared that the mould that is all through the house is dangerous to our kids health. PLEASE HELP.

Hello, my mam and dad are struggling to make repairs to their home. My dad gets dla and my mam is his registered carer as he can't be left alone. There windows are in disrepair, the big window of the bay window upstairs has the wood rotting away. We have asked our local authority is their is any grants they can get in order to fix it. They have told us that as the wood hasn't rotted all the way through there is nothing they can do to help. I think this is dangerous and is also having an impact on their health as it is really cold in their bedroom. We live in Hartlepool. @Ka. Is it a listed building? If so English Heritage may be able to help. There are no specific grants for rendering as such. You could try the Green Deal/ECOschemes to see whether you can get external insulation though.

Hi im struggling to juggle childcare and school around a job as apart from my husband who works fulltime I dont have anyone to help with my children.its so hard to find a well paid job around school hours not to mention school holidays.I have looked into buying a property to rent out maybe to a family or rent out the room etc.ive found the perfect property right location price etc but it has rising damp.I cant afford this cost along with the renovation cost.I havent got the budget for both.ive tried doing some reach and got no where.do anyone know if I would be entitled to a grant or where I start to see if im entitled to any help.

Hi, im on wftc and am a single mum with 2 children under 16, I have damp in my bedroom that I thought I'd sorted, I had my outside wall knocked back to brick and replastered, then covered in mould tec paint, ive redecorated and now I can see it coming back again. I worry about the health aspects too and wanted to know if im eligible for funding for damp proofing ? Many thanks x

I am a single parent on working tax credits and child tax credits. My roof is leaking and the roofer said it needs a new roof! I can't afford a new roof and if I simply sell instead then I would find myself unable to sell due to it needing a new roof and it would take my equity down to zero or negative. I am so upset. Is there any help I can get to help pay for a new roof?

Hello, I have an Aunt age 68 who was living with my grandmother 20 years ago when she died and inherited the house. Aunt has mental health problems which has made it impossible for us to relocate her to a more affordable property. She also has medical conditions and has a low income. The house was built in 1930s, is a three bed terrace and has had little improvement apart from a local authority grant that provided rewiring , central heating and roof insulation 10 years ago.
I was wondering if there was a grant available for new windows to be installed? The windows are original metal frames and it is impossible to open them as they are now so fragile and rotting, also glass is very thin. This makes it impossible to get fresh air into the rooms when needed and also does not provide very good insulation in winter or good security. Thank you

Hi. I'm a home owner and have lived in the property for about 15 years and have two children who are under 16. I have rising damp in the house and would like to know if I could I apply for grant for rising damp. I get child tax credit and working tax credit.

@Mick. Your first port of call should be your local council, they should be able to advise you on whether you're entitled to anything or refer you to other organisations that can help. Sorry...as you've not said where you're from we cannot tell you anything more specific than that.

I am currently purchasing a property with the view to rent to the homeless team in Sefton, Merseyside. The property requires some renovation as it has damp issues, a leak from the roof and requires general modernisation. Would I be eligible for any grants to carry out the renovation? HI ,I am living with my 81year old mother , who receives benefits, as does my husband, we desperately need a new roof(it is an asbestos roof)which is leaking badly. The guttering needs replacing as does the metal framed windows and doors. They cause awful condensation which in turn causes mould and damp, which isn't good as my mother has a lung complaint. just wandering if i can get a double glazing grant we have been here for 25 years our house was built in 1906 we replaced our windows 24 years ago but have now blown sealed units in most of the windows and seals have gone in the doors

Hi, I wish to know if I could get a grant to repair or replace my house roof and also also my outbuilding roof. I have tried through my insurance but was told it is wear and tear caused by nail fatigue. I am on a main road and dont want slates flying off on to road and my outbuilding roof will collapse in sooner than later. The house was built in 1903.

Hi. I am registered as disabled and am on PIP as well as ESA benefit and have a son aged 16 in full time education. I have a problem of damp in both front bedroom of my 1928 built bungalow. In my sons bedroom it is not only in a couple of areas of the walls but also coming up through the floor. The rooms obviously can smell and also have black on areas of the walls as well as wet carpet in one corner of my son's room. Also I have damp all round the two wooden windows of the two bedrooms as well as around the wooden window in the lounge. DO you think I could get a grant for repair to the walls/floor and replacement of the wooden windows? I have contacted the local council who have said they have no money at this time.

Hi,I am a home owner & I have a problem with my roof, it needs replacing. It is leaking badly & all of the ceilings upstairs have mould on them along with damp patches on the walls. Unfortunately I cannot afford to replace it myself, as I only returned to employment 6 months ago, & am on minimum wage...so I have no spare cash left. Sometimes it is that bad that the covers on my bed are damp when I go to bed.
Can you please advise as to where, if possible I may be able to get a grant for the work to be carried out. Thanks.
