Grants Available for Landlords

Landlords in the UK may be able to access grants and loans to help with property improvements, though availability varies considerably depending on where the property is located. Some local authorities actively support landlords with funding, while others take the view that property owners should fund improvements themselves from rental income or built-up equity.

The reasoning behind councils that do offer support goes beyond simply helping landlords. Improved properties mean better living conditions for tenants, which can lead to fewer housing standards complaints, reduced carbon emissions and better health outcomes for residents.

What Funding Might Be Available

The main areas where landlords can sometimes access grants include energy efficiency improvements, converting properties into houses in multiple occupation, and bringing empty homes back into use for tenants.

Each local authority sets its own rules for these schemes. Some will means-test landlords before approving any funding. Others focus specifically on properties with long-term tenants already in place, or target particular housing types or areas.

Eligibility criteria can be strict and the application process is often detailed. Energy Efficiency Grants

Making rental properties more energy efficient has become a priority in recent years. Landlords in England and Wales must ensure their properties meet a minimum Energy Performance Certificate rating of E under the Minimum Energy Efficiency Standards (MEES). This requirement applies to both new and existing tenancies. The government has indicated plans to raise the minimum to a C rating by 2025 for new tenancies and by 2028 for all tenancies, so addressing energy efficiency now may help avoid larger costs later.

Improving a property's energy rating can involve significant costs. Common upgrades include loft insulation, cavity wall insulation, draught-proofing, efficient heating systems, smart thermostats and solar panels. These measures can reduce energy bills for tenants and make properties easier to let.

The Energy Company Obligation (ECO) scheme provides funding for energy efficiency improvements through energy suppliers, particularly for properties with tenants on qualifying benefits. Local authority programmes may also offer support. Check GOV.UK for current national programmes and your local council for any regional initiatives.

Empty Property Grants

Many councils run schemes specifically aimed at bringing empty homes back into use. If you own a property that has been vacant for a certain period, you may be able to apply for a grant or interest free loan to cover renovation costs. Programmes such as the Empty Homes Programme have operated in the past, though availability changes over time. Verify current offerings with your local authority.

These schemes typically require the landlord to let the property to tenants nominated by the council, or to rent at below market rates for an agreed period. The council may also require the work to meet certain standards and be completed within a set timeframe.

This type of funding benefits councils by increasing the supply of available housing without the cost of building new homes. For landlords, it can make otherwise unviable renovation projects financially workable.

Gather documentation before applying, including proof of ownership, details of any existing tenancies, tenancy agreements, and information about the work you want to carry out. Most councils will require quotes from contractors before approving any funding.

@Jerry For an HMO in Stevenage, your best bet is the ECO4 scheme for insulation, which your energy supplier can refer you to, plus the Great British Insulation Scheme if the property is in council tax bands A to D. Fire safety and electrical upgrades rarely attract direct grants, but it's worth ringing Hertfordshire County Council and Stevenage Borough Council to ask about landlord improvement loans. Some councils also offer interest free loans tied to bringing HMOs up to licensing standards, so check their private sector housing team.

I have a bungalow and it's mine I don't have a mortgage anymore it's so damp and mould it's terrible the walls are very wet and it feels wet in the air and I don't know what to do I'm on benefits and can not afford to get any one in to help me ,when I get into bed ots wet and you can feel it all over the house

I have a Nice house that did have 5 bedrooms.
I built a loft conversion a few years ago creating a 3rd floor.
With things changing I started renting out a few rooms but when I looked at a renting out a few more my local council said I must have Fire Doors fitted.
Fire Doors are very expensive and even more expensive to get them professionally fitted with self closing fittings, hinges and more.
To get them done ASAP I need financial help in some form.

I HAVE HAD MY PROPERTY FOR 19YEARS ALMOST. I BOUGHT IT WITH MY HUSBAND BUT LEFT AND LEFT IT ON MY HEAD. I HAVE BEEN TRYING TO REPLACE THE WINDOWS FOR COUPLE OF YEARS BUT NOT ON MY NHS WAGES. PLEASE JUST ASKING IF I AM ELIGIBLE FOR A GRANTS?

I am a leaseholder.
I have been living at my address since August 1995 . I was then a council tenant.
I am a single parent and I have alot of outgoings.
My bathroom and toilet are in really bad condition.
Constant leaks which is affecting the wall too.
Ive been making do for years and know that this is really in great need of repair.
I have not got any disposable income
Everything I earn goes on mortgage service charge council tax etc.
Is there any assistance I could receive.

I’m 65 years old and my mom is 88 years old. We lived in this house always get flooded and turn the house with foundation problem. Basement is always damp and some mold growing. Need help for repairs. Don’t know who I can turn to help the cost.

hi, my house is about 120 years old and it has been in my family since it was built. i have lived in the house for about 8 years. the problem i have is that the house is in a bad state of repair. it needs new roof windows doors walls plastering wobbly floors . on heating other than an old gas fire in the kitchen and a woodburner in the sitting room. the ceiling in the kitchen is just plasterboard after a flood from the home made bathroom upstairs{ built many years ago.} the repairs on the house have been done by local cowboys as far as i can gather. the worst part is the deeds were lost and i cannot even prove ownership. i am on universal credit and my partner works part time. we could never afford the repairs on this house. is the any help that you are aware of?

I purchased a property that I would like to make into supported living that is close to my heart it will enable to give work to the care staff and re home 3 vulnerable adults. I have been told there are certain measures that need to be in place for example fire doors, emergency lighting, an extra bathroom etc I was wondering if there was any funding/ grant available for this. I have spent a lot of money on the property to get it into the condition it is today but did not realise it would not meet the criteria and would need more adaptions to be able to have vulnerable adults back into the community. Are any grants available for commercial properties? I have somewhere in mind but it’s been empty for years and the owner is 70, disabled and can’t afford to bring it up to standard. I would take it on as a tenancy if the building could be made fit for purpose, and the local community would be delighted to see it in use again.

hi, My family have lived in and owned this pair of 'Houses of special interest '[I have the paperwork] since 1946, they are 180 yrs old. I am retired and my son has special needs and recieves ESA, The render is comming off and people are in danger of being hit by falling masonry, the exposed brickwork is letting the rain in and rotting the wood and plaster in te rooms. I do my best with repairs, but this is too much for me. Can I get a grant to help repair the render? Kay J

We own and live in a property that people finally finished building in 1623 and is Grade 1 Listed … We are looking for a grant that would help us meet the cost of repairing the crumbling external walls and to repair the damage caused by repairs carried out by the previous owner(s) who used concrete instead of lime mortar and off the shelf emulsion instead of a lime based one.

I am going through a rather difficult separation and my ex has left us living in a house that is in a state of disrepair. He's using the condition of the house a tool to make me give in to his settlement. Unfortunately I cannot afford to repair or his offer. I can however afford to buy him out for a lesser settlement get a mortgage and do the repairs as part of the mortgage. In the meantime myself and my children are living in a house with tiles falling off walls, leak from the bathroom damaging the ceiling downstairs and leaking roof, a kitchen that is literally falling apart, doors that are insecure and drafty, cracked and broken windows, carpets with holes in, fences that are falling down, I l could go on. I work and receive tax credits and child tax credits. I have one child who has special educational needs and both who suffer with anxiety. I have applied for and was granted one grant which paid for a hedge which was completely overgrown and unmanageable to be taken down. This was the only thing that needed doing that I didn't have to contribute financially to that I qualified for.
I would really like to have the front door replaced as it is drafty and you can see daylight round the edges. You have to slam it really hard to get it to shut properly and this is causing plaster to fall off the walls and causing more drafts.
What can I apply for?
The rest of the work that needs doing will cost approx. £10,000.00. Not including carpets, other flooring, oven, hob and fridge.

My husband and I are currently renting. On our landlords land there is a derelict mill. The main body of the building is still standing, but is in need of major repair in all areas.

The landlords have enquirer about permission to turn it into a holiday let, but if they allow us to purchase it, would we be able to get a grant to restore it?? We’re in the Thames Valley area and would need help to get it up to a habitable standard, as it’s been empty for at least 15 years.

I have a rented property but it only has a gas fire in the lounge and the wall attached electric heaters in all the other rooms. It's only a small 2 bed house with prepayment meters. Do you know of any grants that could help with energy efficiency as it's got a D rating.

I have lived in my house for the last 18 years and i need to replace the roof as it has no felt and the slates are broken, i spoke to my insurers and they will not help to repair the roof as i cannot prove the date and time it happened, as it didn't leak until the bad weather started.

i had some people knock on my door and told me my ridge tiles heeded repair but they stole the lead flashing from around the chimney and my roof leaks and the plaster has come off the walls i am 69 and living on a pension i cant afford to have it repaired

Hi, there is a property in my street which needs major work repairs probably some demolition and rebuild, there are other properties at present going through major repairs the exact same, the insurance refuse subsidence and the rest of insurance are paying out for work rebuild, if I managed to purchase this bad build would I get a grant, I'm a single mum, with 2 owned properties one rented and also a buy to let which is also rented, would I receive help as I would intend to rent this property. I live in a prefab bungalow which is in need of serious repair. There is damp in every room, the conservatory has more holes than a colander, plumbing is nonexistent in the kitchen, the bungalows electrics have been technically condemned and the prefab is coming away from the structure of the bungalow. In short the bungalow is falling down around us. My mum and I are not able to afford any for of professional help, I would like to know if there are any grants available to help us afford some of the repairs, needed to restore some of the family home a more manageable state.

Hi I own a small country pub and we were given landords takeover by lawyers but the tenants completely gutted the hotel leaving us just the four walls is their any grant to help us get this hotel up and running so we can at least trade

I am a landlady and I have purchased a beautiful 2 bed flat it is pre 1860,  it has beautiful extra tall sash windows, but all the windows are extremely draughty, and the flat is very cold. One of the windows has huge hole that runs the length of the windows and is about 1 foot deep, you can see straight through to the outside wall.

It was originally one very large house, then in 1864 I believe it became the old Young People Christian and Literary Institute and is the only block in the street that was partially destroyed during WWII.

I would appreciate your help and advice with keeping the flat warm, how to become energy efficient. Thank you.

I am a landlord who has a house in desperate need of Windows, siding and roofing. It was built in 1959 and has the original windows and siding that are completely falling out. the house is currently empty and has been for a while since it's in desperate repair. Could I qualify for a loan or grant? I would like to get it rented as soon as possible and could rent it to a lower income or a disability person

Did none of these things show up on the survey when you purchased the property? You should check with your local council to see if any asbestos removal grants are available in your area. Other than that you will probably have to fund the roof repair yourself.

Hello I have two problems in that I have roof on a my house purchased 16 months ago that leaks and is making the house very damp – it looks like the roof may have been replaced 10 years ago but was only cheaply done just tiles no felt – basically not done properly it is it is not insulated .
The next problem looks like the old ceiling in the upstairs of the house is completely asbestos
Can I get this removed under a grant

I own my own home and i recently paid for some repairs on my roof. only to be told that we rearly do need to have a new roof done.(old slate roof ). is now beyond repair.
I am a single parent in full time work and can not meet the full cost of having a new roof. i have also tried to get a loan from the high street but no been able to due to poor credit.

My husband and I own our own home and would like to upgrade our windows throughout the whole house as they were the original double glazed windows from the 1960's they let so much cold through and we get condensation and damp on the walls from them. We was wondering if we would be eligible to get a grant to replace these, we both work full time?

Hi i rent a property have been here a year & have 3 small children under 5 . The house has double glazed windows in half the house the other is single glazed& they are rotten & its so cold in these rooms i have asked to see if he can do the rest but hasnt got the money to do it as the property was empty for a while is there any systems or schemes to help him , i have decorated the house throughout as haven't been touched in years , he also mentioned the rent might go up if he does put them in but have read that all landlords have to put them in by law in 2018

I have had a salesman at my door telling me that there are grants available for re roofing my terraced house as the tiles are no longer available. My roof is still watertight and not in need of repair at the moment is this information correct

I own a BTL property built c 1900. It has an F EFC rating.

I really want to improve the carbon footprint of the property and of course hopefully save the tenants some money on their energy bills.

I am a private landlord and have a tenant that has a mental illness and is on council funded benefits, The property is an old mansion block divided into 4 flats. My ground floor flat (owned for one year) has no sound insulation and the noise from above is intolerable and I have agreed to sound insulate the ceilings to Part E building regulation standard. My tenant has complained constantly so felt obliged to act. I am doing room by room but is very costly. Would I be eligible for a grant for this work. So far I have had her bedroom sound insulated and intend to progress as time and funds permit. I would like to think of myself as a considerate landlord but this work will cost several thousands of pounds.

Hi I'm a secretary for a local village hall committee and we have just discovered whilst making enquiries for a quote to re-wire the whole hall, that there is asbestos in many parts of the building and that no electrician will undertake the work. We acquired a full report from an asbestos professional company and a further quote. The quote to remove the asbestos will be in the region of £40,000. Are there any grants available for this type of work? As we will not have nowhere near this kind of savings to carry out the work!

Hi, I was wondering if we would possibly qualify for a grant. we own our own home, (still paying a mortgage,) however my husband is no longer able to work and is registered disabled. I am his full time carer and also suffer with ill health. Our home over the years has become over crowded as we have 6 children and a 3 bed home. Due to the sudden change in circumstances we no longer have savings, and are no longer financially in a position to move. We desperatly need to add 2 more bedrooms, although we have a small garden, we do have the attic and a single storey extension at the rear that could be built up. Our home was built in 1901 and we have owned it for nearly 16 years.

You could try the Funds for Historic Buildings , or check out the Energy Saving Trust's information on insulation grants. It might also be worth looking at contributions from the inhabitants of the offices.

I am a trustee of a 400 year old building. The top floors are let as offices, and I have discovered that there is no insulation in the roof at all. I'm enquiring to see if my landlord can get help with having new modern storage heaters and double glazing fitted to his property as I currently rent one of the three flats in this listed building which has wooden windows throughout subsequently I lose all my heat in winter through the windows this becomes increasingly frustrating as I'm currently receiving benefits due to ill health from CPOD & M.E/CFS and in winter I'm barely able to keep myself warm with the combination of the windows/storage heaters being the main factor of my flat being very cold

There are not many grants available for this kind of work at the moment, but you should approach your landlord if the heating is insufficient. If you feel the wiring is unsafe, then again it's something that your landlord should investigate. It's highly unlikely that any landlord (private or social) will allow you to rewire their property.

My dad is in care with dementia. I have Power of attorney over his premises. He has a house and adjoining shop in a prime shopping/student location. The house and shop are very rundown. His disabled grandson lives in part of the property. Could a grant be given to repair roof and windows and insulate? Also to section off shop and make self contained? It is an 1890's build. Would consider leasing to local authority for 5 years but to tenants that would not impinge on grandson's health..So realistically not young students but to maturer types/families. The shop would also be available to rent. It seems such a shame not to be able to generate income in order to fund dad's care and protect his assets; whilst providing housing and employment to others. Thank-you.

Hello, I and my wife both work; although around the minimum wage rate. I work full time and wife works part time due to health issues. We own our house built circa 1930s and it does not have a downstairs WC but does have a very large and long rear garden. We are both getting on in life with me being older at 61 years and thus feel that we must now have a downstairs WC. With the garden being really long there should be no issues with downstairs extension so I am looking into getting an extension done for a wet room. @LK. Speak to your local authority. Are you willing to let it as an affordable home etc? It's likely that you will only be successful if you are restoring a home that is of historic value or if you are provided a home on some kind of social basis (i.e not simply so you can make a profit/income from it).

Hi I want to know where I apply for a grant on home energy improvements and roofing repairs. I basically need a new roof which I have been quoted at £4k!! My boiler is a back boiler as well and my tenant is finding it difficult paying for bills due to an inefficient back boiler. To install a combi boiler some pipework will need to be changed and new pipes etc installed which will cost me a lot... Also roof is leaking into property and I have a tenant whos old on disability allowance and has breathing problems too... I don't want any damp with the recent weather... :(

@JJ. There's not a great deal you can do about the current issues if you have no money to fix them (apart from borrowing). You should really have taken remedial action when your lettings agency kept the security bond and your tenants left all the damage.

Hello, I am a landlord living abroad. My previous tenant left my house in a real state which cost a lot of money to put right. The letting agent I used stole the security bond of the tenants so I didn't have that to use.

I'm a widowed senior citizen, on low income. I inherited my parents house six years ago and have now discovered a damp problem. I have been told that the DPC has failed and there is damp coming up from the skirting so on internal walls and it also seems to be coming up through the solid floor as carpets are smelling musty and damp. I have a lung problem which is being investigated at hospital and I believe the damp is making it worse. I do not have the funds to have the necessary work done. Are there any grants available for me?

Hi i live in a two bedroom old terrace house. Its privately rented. I receive benefits. I live with my boys aged 14 17 and 20.
The wiring of the house is really bad. The ceiling is made of polystyrene which isnt safe. I have applied for houses but not had any look. @Pam. You may be entiteld to repairs grant which is sometimes available if a Notice of Disrepair has been served on the landlord (owner). Repairs grant aid is only considered for properties which are subject to a protected or statutory tenancy under the Rent Order (NI) 1978. More information is on the NIHE website

@Danny and @Jo. Some local authorities offer discretionary grants to landlords for home improvements. They are most often given for properties that are empty or in a state of disrepair in order to bring them up to a standard whereby they can be let out as social housing though.

I live alone and a home owner and have had significant damage to my roof and the insurance won't pay. Obviously costly as involves gable end wall and the roof. You should contact your local council to see if there is any help they can offer. After all, if you move away from your existing (rented) home, that will leave them with an additional property to let to someone on the waiting list.

Our roof is in a dangerous situation after suffering storm damage. The roofing company who inspected the damage have more than 30 years experience. hi i own the house i live in, i am getting child and working tax credits,my roof has quite a big hole in it and the pointing needs doing,damp coming in. is there any grants available for this work thankyou

Hi! My roof needs replacing after the storms. My sash windows also need to be repaired in order to make my house more energy efficient. I live in East London. Do you know if I would be eligible for any grants?

Hi, I am the Landlord of a property built in 1970s. The single glaze maghony windows badly need replacing and the tenant has requested this also. Are there any grants available for this in Northern Ireland BT82. I would be grateful if anyone could advise as a matter of urgency.

i bought a property to rent out once refurbished and repaired.it's in M40
the house needs damp proofing,beam change to support one wall above extension and other things.
