Landlords in England and Wales must ensure their properties meet a minimum Energy Performance Certificate rating of E under the Minimum Energy Efficiency Standards (MEES). This requirement applies to both new and existing tenancies. The government has indicated plans to raise the minimum to a C rating by 2025 for new tenancies and by 2028 for all tenancies, so addressing energy efficiency now may help avoid larger costs later.
Improving a property's energy rating can involve significant costs. Common upgrades include loft insulation, cavity wall insulation, draught-proofing, efficient heating systems, smart thermostats and solar panels. These measures can reduce energy bills for tenants and make properties easier to let.
The Energy Company Obligation (ECO) scheme provides funding for energy efficiency improvements through energy suppliers, particularly for properties with tenants on qualifying benefits. Empty Property Grants
Many councils run schemes specifically aimed at bringing empty homes back into use. Gather documentation before applying, including proof of ownership, details of any existing tenancies, tenancy agreements, and information about the work you want to carry out. Most councils will require quotes from contractors before approving any funding.

I built a loft conversion a few years ago creating a 3rd floor.
With things changing I started renting out a few rooms but when I looked at a renting out a few more my local council said I must have Fire Doors fitted.
Fire Doors are very expensive and even more expensive to get them professionally fitted with self closing fittings, hinges and more.
To get them done ASAP I need financial help in some form.
Is this available?

I am the landlord and the property that I own needs about £10,000 worth of repairs done on it, which includes a new kitchen, repairs to the bathroom, and new carpet in the living room

Would I be able to get grant
We have lived in our house for almost 40 years.we think we might have damp in the lounge round the bay window and near back door and also in the bathroom.
We wondered if we would qualify for a grant to get this fixed as I have quite severe COPD

I would really like to have the front door replaced as it is drafty and you can see daylight round the edges. You have to slam it really hard to get it to shut properly and this is causing plaster to fall off the walls and causing more drafts.
What can I apply for?
The rest of the work that needs doing will cost approx. £10,000.00. Not including carpets, other flooring, oven, hob and fridge.

The landlords have enquirer about permission to turn it into a holiday let, but if they allow us to purchase it, would we be able to get a grant to restore it?? We’re in the Thames Valley area and would need help to get it up to a habitable standard, as it’s been empty for at least 15 years.

It was originally one very large house, then in 1864 I believe it became the old Young People Christian and Literary Institute and is the only block in the street that was partially destroyed during WWII.

Is there any grant available for installing an environ ventilation system for my tenanted property.
Both tenants are on disability benefits.
My dad is in care with dementia. I have Power of attorney over his premises. He has a house and adjoining shop in a prime shopping/student location. The house and shop are very rundown. His disabled grandson lives in part of the property. Could a grant be given to repair roof and windows and insulate? Also to section off shop and make self contained? It is an 1890's build. Would consider leasing to local authority for 5 years but to tenants that would not impinge on grandson's health..So realistically not young students but to maturer types/families. The shop would also be available to rent. It seems such a shame not to be able to generate income in order to fund dad's care and protect his assets; whilst providing housing and employment to others. Thank-you.

The wiring of the house is really bad. The ceiling is made of polystyrene which isnt safe. I have applied for houses but not had any look. Plus I cannot go too far as i care for my mother she needs me most of the time. The landlord will not help me, iv asked him to do me a loft conversion as the house is too small, hes saying i can leave but he cant help me as i am paying him very low rent. I own and live in a one bedroom flat which urgently needs new windows as the old sash cord ones are virtually falling out and the roof (which I have to pay 1 5th of) is going to need replacing very soon.
